I’ve closed ~110M in real estate and have been in deep R&D for ~5 years on this exact issue.
It’s a multi trillion dollar industry and the next Google/OpenAI will be here.
My 1st attempt/project called Theopetra was an on chain real estate fund that was aimed at fixing this.
The thesis was that we could monetize trading fees instead of raising rents.
The result: The project owned a $75,000 property + LP yielded over $150,000 in fees.
We could’ve frozen rents for over 100 years and still out performed black rock who would’ve been raising rents the entire time.
As a case study for the tenant it was a success, but on paper it wasn’t because degens can’t hold for more than 2 days and resulted in massive draw downs.
My next project will be 100x better & FAR more efficient that can scale.

Median salary: $10,000/year.
Ratio: 2.6x salary.
In 2024, the average American home costs $420,000.
Median salary: $59,000/year.
Ratio: 7.1x salary.
The math used to make sense.

Escapism and hope is what humans crave as we hurl and spin around a ball of fire in the middle of no where.
They want to believe there is more than consciousness and death.
The issue is that they are only allowing tokens that will “decentralize”
That excludes real companies or start ups.
No progress on actually letting lower net worth individuals participate in early stage ownership.
It’ll just end up as ICOs for garbage L1s or whatever else is launched.

Journal #5: Fix Housing Or Die
$3,650,000 in offers sent out last month.
Closed that $1,200,000 deal.
What I saw in that deal disgusted me.
I was initially going to build B2B tools for brokers/agents so that they can own more from the real estate stack.
After this deal I’ve decided… Fk that.
They need to be eradicated entirely.
It’s time to replace the entire stack all together and give home buyers the lowest mortgage rates physically possible.
This means we need to be the mortgage lender, escrow, brokerage, home insurance, transaction coordination and settlement.
What used to take 8+ people is now automated and can reduce costs for borrowers by 80%+.
This means 0% commissions.
Only possible with AI and if we monetize everything else.
I was intimidated by the scope of this initially - but I need to full send this.
With this, we should be able to achieve the lowest rates in the nation.
It’s going to take some time to navigate the proper licensing and regulations needed.
Aiming for product release Q4.

Journal #4: Fix Housing Or Die Useless.
Making progress because my hair is on fire to launch this.
1. Signed a $1,200,000 listing going live on Friday that wants to do a pilot. He wants this product so bad, hes willing to invest and help us build it. I'll see if we can get it out in time.
2. I just got a verbal confirmation that an absolute killer escrow lead that has closed 500M+ is going to join us. She will help train the model with her work flows as we settle files.
3. Additionally, we're wrapping up the final call today with Axos bank for a partnership.
The first layer we're building is going to be escrow, since it is the non negotiable settlement layer to the 'fee stack' we call the real estate economy.
90%+ of the 100B+ fee stack is a bunch of humans sending emails back and forth to eachother & filling out documents.
Together, they act as an assembly line.
On top of this real estate fee stack is the world economy.
Everything we see in society is because someone signed a purchase agreement and they settled it with an escrow company.

Does it concern you that it’s trading at a 4x+ p/e?
That’s an assumption the biz can continue for years and it seems like a revenue source that can drop by 50%+ in a month.

What businesses/behaviors do you see getting potentially unlocked that is better than tradfi?
Doesn’t seem like it’ll beat the cost basis of the equities market for a while - so perhaps there’s new behaviors that one could use to start unique businesses?
For example - one vertical that would be interesting would be businesses offering instant business share/revenue share in their biz to customers.
