Attackers reached remotely managed refrigeration at hundreds of French grocery stores, causing spoiled stock and even fires (The Register). Building systems are now an operational risk, not just an IT one. #SmartBuildings #CyberSecurity

Construction's tech gap isn't about the tech. Go-live isn't adoption, digitising an old process rarely improves decisions, and when a tool adds effort without benefit, teams work around it. Redesign first, then digitise. #ConTech

"COBie is a spreadsheet you hand over at the end." Myth. Cupix now links scans and models to SAP and Maximo, and LiveTwin puts BIM and GIS together across 1,400+ facilities. Information that survives handover is the point. #COBie #GeoBIM

US equity REITs fell 5.7% in September; the wider US market dipped under 1%. The 10-year Treasury ended the month at 5.27%, its highest in nearly 25 years. Listed property reprices in days; valuations take quarters. Not investment advice. #REITs

"A digital twin is a 3D model." Myth. Michael Baker's LiveTwin links BIM, GIS, IoT and live data across 1,400+ facilities, and Cupix is moving twins from construction into operations. The data is the asset, not the model. #DigitalTwin

Solent myths vs reality: offices outside cities can't let? Horatio Court, Lymington is now fully occupied. Occupiers won't commit? Workdry is delivering a £15m HQ in Chandler's Ford. Good South Coast space is still in demand. #Solent

Three valuation myths: "values move with the index" (US values -0.1% in Sept, Green Street warns of more falls), "green means EPC" (façade spec now hits value) and "valuers come in at the end".

The number matters. How you got there matters more. #Valuation

US REITs' average NAV discount widened to c.13% in August (small caps c.24%).
Consolidation follows: IRT–Centerspace ($8.1bn EV), Brixmor/Slate Grocery ($2.3bn).
Listed markets are repricing property before valuers do. Not investment advice. #REITs

Tier-one contractors (MAIRE, Fluor, Bechtel) converging on one AI platform. BIM tools being rebuilt around AI "skills". AI being used to head off disputes.

The tech isn't the bottleneck anymore. Data quality, skills and governance are. #DigitalConstruction #ConTech

COBie was always about one thing: asset data that survives handover.

A UK product data platform is targeting a 2027 prototype, with digital product passports in scope. Add location (GeoBIM) and valuers, lenders and estates teams can actually use it. #COBie #GeoBIM

AI on a building management system can cut energy use by up to 22% (Schneider Electric). The real win: connecting data siloed for years.

For valuers: lower opex, stronger NOI, less stranded-asset risk. Performance data is now a value driver. #DigitalBuildings

Southampton prime industrial rents: £12–15 psf (record £14.75 at Quest 271).
Next big new supply (T-Park, c.237k sq ft) doesn't land until summer 2027. Good Solent stock holds the cards. #Solent #CommercialProperty

Thin transaction volumes + higher cost of capital = fewer reliable comparables.

That's exactly when AI valuation models are weakest and valuer judgement matters most. Use AI for speed, keep judgement for what moves the number. #Valuation #RICS
