@chriswithans For a mortgage based on his income alone, a $380,000ish home is too much for the income. The mortgage interest is probably moot point due to the new higher standard deduction. Even if they paid any capital gains taxes, it would be less than the total interest on 15 yr loan.

@chriswithans Wife can immediately quit her job and they wait a year to buy. When they file taxes for 2026, their capital gains tax would be 0% based on their income for 2026. Take out the money and buy a house with cash... at that time. Have patience and save money.
