A UK-based investor buys a $450,000 rental in Charlotte, North Carolina. 25% down leaves a $337,500 loan. The property generates $3,000 in monthly rent.
Assume monthly principal and interest of about $2,245, plus roughly $450 for taxes and insurance — an estimated monthly property payment of $2,695.
DSCR: $3,000 ÷ $2,695 = 1.11
Annually, that's $36,000 gross rental income against about $32,340 in property debt and taxes, leaving $3,660 — gross cash flow before maintenance, vacancy, management, and other expenses.
The key point for a foreign investor: qualification is based on the property's income. Personal US employment income may not be the primary qualifying factor under eligible foreign-national DSCR programs though approval still depends on lender guidelines, property performance, and reserves.
