Agreed. Be certain to review the Reserve Study. It details all the common area components (roof, pavement, etc) and estimates the cost of repairs/replacement vs the owners current savings strategy. It will tell you if there’s a looming special assessment or HOA fee increase.

@devonzuegel - For condo, know what deferred maintenance is coming up for the whole building, and what the total debt is.
- For homes, hire an inspector to test for lead and asbestos.
- Bring someone who knows home renovation. Lots of places have had cheap low-quality renovations for flipping
