Mortgage dilemma I can’t seem to shake. 🤨
£43k left. Fixed at 1.4% until April 2027, when it jumps to around 4.8%. Eight years left on the term.
Option A: leave the £43k invested in VUAG. Based on long-term average returns, it could grow to around £67k over the next eight years.
Option B: clear the mortgage. Get rid of the biggest monthly outgoing before the rate hike lands, then put everything that’s freed up into higher SIPP and ISA contributions over the next decade to try and make up for some of that lost growth.
The maths says Option A wins. Cheap debt, a long investment horizon, and compounding do the heavy lifting. On paper, that’s the rational choice.
But life isn’t lived on paper. A mortgage rate reset arriving while you’re raising two kids and running a business changes the equation. There’s a part of me that thinks being completely debt-free would change how every other financial decision feels.
I’m still going back and forth.
Has anyone here actually faced this decision with real money not just in theory? Which way did you go, and looking back, would you make the same choice again?
Checked the ISA and did a double take — £66.8k.
3 years ago this was £0. Same boring £200/month into VUAG the whole way.
Nobody tells you how anticlimactic wealth building actually is. It’s just… showing up.

Sold my entire ISA VUAG position today. £67,261.92 out, £4,095.25 of that pure gain — tax-free thanks to the wrapper.
Method in the madness: watched this thing print new all-time highs for years and never banked a penny of it. Not this time.
