Global fuel prices continue to trend downward following recent diplomatic progress between the United States and Iran, while the Uganda Shilling has strengthened against the US Dollar, with the exchange rate improving from about UGX 3,800 to UGX 3,600 per dollar. These developments significantly reduce the cost of importing petroleum products. In light of these favorable market conditions, petroleum companies operating in Uganda should pass on the benefits to consumers through lower pump prices. Ugandans deserve timely and fair price adjustments that reflect global realities. Pump prices should be reviewed and reduced within the next month to ease the cost of living.@R_Nabbanja

Beyond the Register: The Case for Boundary Opening in #Land #Transactions.

You’re comfortable buying developed land without carrying out a boundary opening simply because a title search confirms the registered proprietor? What happens if that proprietor, during development, encroached on a neighbour’s land? A title search will not reveal that. How then do you intend to detect such encroachment? Or are you prepared to purchase land together with a dispute waiting to happen?

Where land is already developed, a boundary opening is not optional, it is essential. It helps to rule out encroachment, whether inadvertent or deliberate, a risk that no registry search will disclose.

A boundary not opened is a question not asked. And in land matters, unanswered questions often surface as protracted disputes, costly litigation, or even the loss of part or all of the land.

The lesson is simple, yet often ignored: due diligence must go beyond documentation. It must include physical verification and technical confirmation.

Engage a lawyer with expertise in land transactions. Engage a registered surveyor. Let the lawyer interrogate the title and transaction documents, and the surveyor confirm the boundaries on the ground.

Because it is far cheaper to ask the right questions at the beginning than to defend the wrong answers in court.
