🏠 WHAT IF ONE HOME LOAN COULD CREATE 3× MORE ECONOMIC ACTIVITY? 🇿🇼
Zimbabwe cannot unlock large-scale housing development if most people are expected to buy homes entirely with cash. That is where mortgages come in
A mortgage allows a family to own a home today while paying it off over 20–30 years. But the impact goes beyond the homeowner
💰 The bank finances the house →
👷 Builders and contractors get paid →
🏪 Hardware shops and businesses make sales →
🛒 Workers spend their income in other businesses →
🚜 More businesses buy from suppliers and farmers →
🔄 The money keeps circulating through the economy
This is the multiplier effect: one housing loan can generate multiple rounds of economic activity
If Zimbabwe can build a functional, accessible mortgage market at scale, the ripple effect could be enormous more houses, more construction, more jobs, more business activity and higher household wealth
The bigger question isn't just “How do we build more houses?”
It is: “How do we finance millions of Zimbabweans to own them?” 🇿🇼🏠

Another thing I noticed yesterday was Iraola cooking with the midfield adjustments around the 70th–80th minute
Gravenberch and Macca were pushed higher, with Nyoni dropping a little deeper as the holding midfielder basically a flat 3, but with Nyoni giving the other two freedom to operate
And honestly, I want to see more of this
Gravenberch gives you the ball carrying and power to drive through midfield. Macca can operate between the lines, connect the attack and play those final passes. Then Nyoni sits behind them, gives you balance, wins the second balls and protects the defence
Then you still have Szobo and Wirtz available to rotate or come on as fresh legs without destroying the structure
It gives you control + progression + creativity, instead of having everyone standing on top of each other
Iraola might actually be cooking with this one
Would you start this midfield or use it as a game state adjustment? 🔴

This Real Madrid team is shit. That midfield needs a complete rebuild/overhaul
Camavinga, Tchouaméni move on
Bring in experience like Rúben Neves, and look at Wharton and Stiller for their ability to receive from the defenders, create from deep, play progressive passes and drive the team forward
This midfield simply isn’t working
Everything else can look good, but even against small La Liga teams we struggle to control games because there’s no real control in the middle of the park
Yes, we all know Real Madrid play direct football, but you still need midfielders who can dictate things, control the tempo and lead the transition
You can’t just bypass midfield every single time and expect to dominate games
In these last 10 minutes, Bournemouth are playing like the bigger club than Liverpool 😭🙌🏾
Liverpool are just sitting back while Bournemouth are attacking us
If Wirtz is still playing with that fear of getting injured, we’re not going to see the best version of him
Maybe he’ll show it in Europe, but in the EPL? I’m not convinced yet
All my teams are playing today
One is about to cruise past that giant of the BBB Cartel like it’s a training session😂
The other? Madrileño Derby business
3 points
No negotiations
No excuses
Just pain
🌍 30 DAYS. 30 QUESTIONS
THIS IS IT
For the past month I've asked people across different countries, roles and generations to tell me the truth about an industry most people only experience a handful of times in their life
We've named what's broken. What's normalized but shouldn't be. Where AI helps, where it shouldn't be trusted alone, what won't change even by 2035.
Here's the last one, and it's not a soft one
Every fix in real estate creates a trade off. More transparency can hurt agents who profit from information gaps
Faster transactions can mean less due diligence. More access can mean more competition for the people who currently benefit from scarcity
So: if fixing one thing meant breaking something else costing someone their advantage, their income, their old way of doing things what would you still change, knowing that?
Say the thing you'd change even if someone loses out because of it.
To everyone who commented, disagreed, pushed back or shared something honest over these 30 days thank you
I'll be sharing what this taught me soon
Last question. Don't hold back

Day 29 — almost at the finish line
We talk a lot about what technology will fix. Today I want the opposite
What part of real estate do you think will STILL be broken in 2035 no matter how advanced AI, data or automation become?
Is it human trust? Regulation? Corruption? Inequality in access? Something structural that technology simply can't touch?
I'd love honest, even pessimistic, answers here
What won't change? 👇🏾

Day 28 of my research into the challenges and future of the global real estate industry
Pricing in real estate is rarely fully transparent comparable sales aren't always public, valuations can vary, and asking prices don't always reflect real value
So here's an uncomfortable question:
Who actually benefits most from that lack of transparency and who loses out because of it?
Agents? Sellers? Institutions? Nobody, really? Something else?
I'd love honest answers here, from any side of the industry
Who wins, who loses? 👇🏾

Day 26 of my research into the challenges and future of the global real estate industry
Most property platforms today just show you listings and let you filter by price, location and bedrooms
But imagine a platform that actually understood your situation your budget, your goals, your risk tolerance, what you're really trying to achieve
What would you want it to actually do for you?
Not "what app should exist" I mean specifically, what would it need to understand about you, and what would it do differently as a result?
I'd love to hear from buyers, tenants, investors, developers and agents on this one
What would "understanding you" actually look like? 👇🏾
