I understand it, but it is still hard to believe how much investors hate Los Angeles. I used to scour loopnet during class in 2016-2017 and this would've been 4.25-4.5% cap. you used to see nothing in beverly hills above 3%, now you can find 5%+. If LA recovers, oh boy!
