A few months ago I lost out on a listing to another agent who I had not heard of before - bummer, but it happens.
I messaged the seller today to see if had closed, and their response was not what I was expecting:
"Long story short, have had a major issue with my broker after I found out they weren't licensed and then demanded a fee, and she's now put a memorandum of sale lien against the property. Going through the legal process now"
It sounded like a wholesaler misrepresented themselves, and then demanded a 6 figure fee without even procuring a buyer...?
Anyone RE attorneys or ethical wholesalers able to provide any insight on something like this?
Just threw up in my mouth paying my 1099 tax bill this year. Third year of CRE brokerage but first year actually bringing in a meaningful amount that makes it sting.
I guess thatโs progress?
Hopefully I make enough next year so @jakecrandall can go to town on the IRS for me.

A week ago, an investor booked a meeting with me through our website.
He told me that their group is new to RV park investing, but they are experienced buyers/owners. He tells me they are well capitalized and looking to move quickly to purchase several properties this year.
They wanted me to send them all my off-market inventory. I told them that I'm not sending them anything off-market unless they sign an exclusive agreement with me. He says they won't do exclusives because they are also working with other brokers and doing direct outreach to owners. I told him that's exactly why we make people sign an exclusive. He seemed genuinely confused that I wasn't willing to send him information.
Fast forward to the email I get from him today:
An RV park owner I know got their competition arrested... stay with me:
Owner gets a call from a guest:
"Waterโs been running in a locked bathroom for hours."
Goes to check it out.
Doorโs locked, hot water running in the shower and sink, no one in there.
Checks cameras:
Sees a woman visit someone in the parkโฆ
then walk into the restroom, lock it, and leave.
Owner asks the guest who it was.
โ_____ from _____ RV park down the road.โ
Calls police. They warn her not to come back.
A few weeks laterโฆ she does.
Police get called again.
Competition spends the night in jail.
I canโt say Iโve heard stories like this in multifamily or any other asset.
Just another day in RV park land.
Any other crazy competitor stories out there?

Over the Fourth of July Holiday the Texas Hill Country experienced unprecedented flooding and catastrophic loss of life.
Lives and homes were lost and businesses were decimated.
Included in this loss was many campgrounds, RV Parks and Mobile Home Communities.

@DulauSerge@RErookieGuy@TerrakottaAI I hear ya. Iโve begun to just send lists of addresses (40-50 at a time) from map scrapes, rather than prompts. Results have been pretty good so far!
