Very interesting (and timely) read on one of Australia's biggest long-term challenges.
Amid all discussion around increasing housing supply, can planning reform alone can meaningfully improve affordability?

HTW's latest Month in Review for #Cairns paints a dim picture for first home buyers - Severe land shortages, limited builders and rising prices on all fronts #FIRB#RealEstateAU https://t.co/nYpdwoBchn
Unfortunately, increasing housing supply won’t solve affordability issues. Rising construction costs, labor shortages, and limited land hinder progress, while high migration further pressures the system #HousingCrisis#RealEstateAU https://t.co/vQTRT27YDc
So true! Countless hours spent crafting "the perfect script" for new listings when in effect this was merely for the apeasement of the sellers as buyers probably take very little notice. Price is both the cause of and solution to all real estate problems! https://t.co/mK5PHVgdBN
There's been a lot of talk about #Cairns building up with units and apartments instead of expanding with detached houses. The main obstacles are high construction costs and apartments not meeting family needs. Some councilors should read this article. https://t.co/97qc3gvQ31
No doubt an increasing amount of coverage like this to come on our looming water supply shortfall in #Cairns 🌧️🚱 (not to mention sewer infrastructure) https://t.co/nbzVfS2Wkg
"There is a lack of stock in most market segments (throughout #Cairns) and this imbalance in supply and demand is resulting in intense competition... conditions are not expected to weaken..." https://t.co/nYpdwoBchn #RealEstateAU
More analysis highlighting the extreme supply-demand imbalance in housing markets. Further price increases, affordability challenges and rental market pressures to be expected. Appropriate policy responses to mitigate socioeconomic impacts are needed ASAP. https://t.co/GfGI9x5OXD
"We’re likely to continue to see an undersupply of homes to buy and an undersupply of homes to rent."

Herron Todd White's Month-In-Review for October has just been released (https://t.co/nYpdwoBchn - see p.50 for #Cairns) "...Cairns northern beaches rapidly approaching the "No Vacancy" sign in terms of land supply."
"...with the current housing shortage and immediate supply issues, challenged rental market conditions and the worst affordability in at least three decades – these issues aren’t likely to be improving." #realestateAU

"...the $10 billion Housing Australia Future Fund will distort the housing cycle, generate little in terms of affordable and available new homes and we will all have to pay (again) for helping overseas interests buy Australian dwellings."

According to the Roy Morgan unemployment data and when using the Sahm Rule we are already in recession and have been so since the beginning of this year. Any further hikes will just dig the Australian economy into a deeper hole. https://t.co/BgFIJK78AV
As always, some much needed reasoning from Michael Matusik in response to yesterday's cash rate increase #interestrates#realestateAU#economy#RBA https://t.co/TFcZGRCChy
My chart shows the yield curve, and it is a great bellwether when it comes to the direction of the cash rate. It typically leads by between 3 and 6 months. So, by the end of calendar 2023 we are likely to see the cash rate start to fall. permalink}
Should homeowners be concerned that the IMF's recent global economic outlook ranked Australia as the second-highest country for ‘housing market risk’ out of 27 countries? 📈🏠 Let's take a look. 👇
