Though under the weather, I managed to make it to the opening night of HITEC City's newest eatery. A Bacon Jam Benedict that hit all the right notes, fab burgers (that lamb patty really sang!), decadent chocolate cake & pecan pie. Cocktails & Shakes just not to be missed.

India’s flex office market is moving from a niche concept to a serious part of the commercial real estate story.

Knight Frank reports that PE investments in flex offices reached $30.9 million in H1 2026, already exceeding the $24.3 million invested during the whole of 2025. More importantly, flex space accounted for 24% of office absorption across the top 8 cities, with Hyderabad recording 2 million sq ft of flex leasing in H1 2026.

For me, the bigger story is the changing nature of office real estate. Enterprises and GCCs increasingly want flexibility, scalability and speed, rather than locking themselves into rigid long-term space commitments.

Hyderabad’s strong flex-office demand is another indicator of the city’s growing position as a major office and GCC destination. The commercial real estate opportunity here is getting bigger and more diverse.
