@RErookieGuy Most cities have a few maps that will be helpful for you, bonus points if it’s GIS:
Zoning (uses allowed today)
Future land use (what they want to be there eventually)
Future Infrastructure plan
During Rezonings, these maps are guides for city planning staff on decisions
@real_duder@YOCspread I think if you put together a great month look-ahead (and delegated it all) and you’ve got some internal clout banked up, take as much time as you want!
@real_duder First time I was told I could have longer but I took 2 weeks. Next time, I took 3.
I was also young and trying to prove myself the first time, and my team was in the trenches of a huge deal.
@real_duder There wasn’t! Owner/user of project’s land owned it for a long time and didn’t care. We had to mitigate and it costed a lot of $$$.
Didn’t get added to the future sale price 😂
You can easily see what’s possible with being a developer. Big, expensive, pretty buildings and prestige!
What is required to get there is much harder to quantify or understand.
@HowardRoark90 There is an office developer guy out there who worked his ass off and took a big bet on himself in 2017 on a no-brainer office development.
Delivers building in Q4 2019
Hands Keys back to bank in 2022.
Not an idiot. Just bad timing. No give backs!
