As a tenant, you have responsibilities to keep in mind:
🏠 Keep your rental unit clean.
🛠️ If you cause damage, you’re responsible for timely repairs.
❗ You can be evicted if repairs aren’t done reasonably quickly.
You’re not responsible for normal wear & tear.

🦠 Mould can be dangerous to your health. Talk with your landlord about any large areas of mould in your unit or building.
🗑️ There should be proper garbage disposal on site.
You have the right to the minimum health standards as explained in the law.
You and your landlord must work together to keep your rental unit in a good state of repair.

🚽 Your plumbing must be working properly. Notify your landlord immediately if the plumbing breaks.

While landlords can install surveillance cameras in common spaces, inside or outside the building, they must post signs and provide policies on how they will use the recordings.
The camera must not record the inside of your unit 🚫

Your landlord can allow real estate agents to enter for appraisals or showings, but you must get 24-hour notice and written permission on behalf of the agent.
If your landlord doesn't follow the rules, use Form 2A to file an application with the Rental Office.
You have right the to live without unreasonable disruptions. If your landlord wants to enter your rental unit:
📅 They must give at least 24 hours' written notice
⏰ They can only enter between 9 am and 9 pm
🚨 Exceptions: Emergencies only (like a water leak)

⚖️ Liability — if someone hurts themselves while spending time in your unit, insurance may protect you if the person sues you.
Tenant insurance policies vary. Search for the insurance company and policy that best fits your needs.
Do I have to get tenant insurance?🔒
Tenant insurance is not legally required on PEI, but some landlords may require you to have it. If you sign a lease that says you will purchase tenant insurance and you do not, you could be evicted for breaking a condition of the lease.
