@GrahamStephan The flat in Los Feliz in a building my father-in-law built (18 OYO Apts) was family occupied for 50 years, then empty for a few years.
First tenant was okay, but we didn't see RSO creep. Settled for a drop in rent for now entrenched tenant and the estate can't escape Prop 19.

@KyleBJorrey The rainy season after I left Malibu Times, not only did El Nino rains ruin the roads I'd take down from Piuma (Rambla Pacifica/Las Flores Canyon), but mold in the old Pac Bell building chased them out of the office for a spell!
