@rcarrick With rates so low for so long, it was the "right thing to do" for years. Now that the tables have turned, folks have been caught off guard, and can't afford to lock in.
@TweeetLorraine This is tricky. As we develop upstream and force greater runoff into existing streams, traditionally "safe" lots downstream are forced to take on more floodwater. Some lots that were built on high-n-dry land in the past 70's are now within floodplain due to upstream development.

Hi @Durham_Transit I think there's a mistake in your system map - no buses at all serve @HenryStreetHS even though there is a terminal at the end of the road. I don't see a school special. Am I missing something here?
@MattPinder1 Coming back with one more thought - the 18m model might work better with larger front yard setbacks. We'd move snow storage and parking into the private domain, freeing up some municipal (shared) space. of course this comes with longer servicing runs and loses some density.
@MattPinder1 8./ Matt - maybe you can do better than what I'm seeing here. It would be interesting to see what your version of an 18m cross section includes - and leave in the ugly. Show transformer cubes and full size pickups. Show snow storage and short front setbacks. I'd love to see it.
