The solution to our housing crisis is more supply and making it less attractive for speculators and investors to compete for properties.
@nikolatopo@OREAinfo@fordnation Absolutely. This has always been an issue. It would be great to weed out the agents who aren’t actively working or only doing the occasional deal. There are plenty of capable part time agents, but I believe it should be limited to full time professionals
@nikolatopo@OREAinfo@fordnation That’s assuming that those transactions are listings. I have several buyers who have been shopping for over a year. Everyone needs to start remembering that agents represent buyers too.
@nikolatopo@OREAinfo@fordnation My issue is with imposing restrictions on how a seller chooses to sell their home. I also believe that open bidding will result in higher sale prices and will compromise a buyers ability to negotiate.
@nikolatopo@OREAinfo@fordnation Last time I checked the real estate board stats, the average realtor in Toronto does fewer than 3 transactions per year. Our costs are also up. Most sellers expect high end staging and marketing that costs far more than we used to spend on a typical listing
@nikolatopo@OREAinfo@fordnation There’s actually never been a more frustrating time to be a realtor than now. So there’s nothing more irritating than the public assuming that Realtor’s are taking in the cash because the selling side is so easy.
@nikolatopo@OREAinfo@fordnation Now when a listing comes on the market, I essentially have to generate an opinion of value on every new property listing so my buyers can decide if it’s even worth going to look at it, because list prices are rarely at market value.
@nikolatopo@OREAinfo@fordnation Commissions have also been driven lower in our current market. Commissions used to be 6.0% split 3/3 between listing and buying agents. It’s not uncommon for a buyers agent to get 2.0% and there are plenty of agents working for 1.0% on the listing side.
