@CannonTROU@Timcast This metric is easily explained by only homes at higher price points changing hands. It says nothing about what people are paying for a “typical home”. Low transaction volume is skewed more towards the more affordable section of the market

@TonyNashNerd Lots have gotten smaller and homes have gotten bigger. People do not have the option of a reasonable starter home. The elevated home price per square foot was based on a smaller home. Adjust for home size and land value and I’m sure the graph will be very different.
@EzathAI@WhaleNoName “No incentive to list” is case specific. Primary residence with no income problems or life events - no incentive, I agree. But that is an unusual seller. There is almost always some sort of selling motivation due to life or cost (investment that doesn’t cash flow, divorce etc)
@jonbrooks Sounds like they came up with a way to identify the riskier homes and intend to prune them from their portfolio. It happens in commercial insurance but we send inspectors (economically viable to send a person at larger premiums).

@crazychrisisba@jonbrooks Just go on Zillow and find a house that is 700,000. Then click any equivalent house in the same neighborhood that is off market but close in square footage. Zillow will give you a rent estimate and you’ll see what he’s saying.
