I continue to hear about the bad advice agents gave buyers two years ago about “date the rate, marry the house”. Someone just said:
“RE agents and mtg brokers said date the rate and refi in a year. That was now 2 years ago….Terrible advice was tossed at new buyers like candy from wanna be macroecon students of RE.”
Let’s set the story straight…
If your agent told you to buy a house two years ago, you would have a 3.69% mortgage rate.
Am I cherry picking the perfect date to make my point? Nope.
If we FFWD 3 months, the mortgage rate would have been 5.27%.
If we FFWD 6 months, the mortgage rate would have been 4.99%.
If we FFWD 12 months, the mortgage rate would have been 6.12%.
In addition, according to @ResidentialClub, home values increased 11% in the country over the last two years.
The thinking that agents hurt people during that time is a myth.
