A hot take about stadiums:

It's okay for NFL stadiums to be in the suburbs, outside city limits.

NFL arenas (and their requisite infrastructure-- parking/roads/etc) have a *MASSIVE* footprint compared to NBA/MLB arenas.

It's often simply NOT feasible to build them in the city.
