@rohindhar Hawaii has seen incredible price gains over the last 3 years fueled initially by low rates and then dramatic increase in ADRs. The million dollar question is will these current price points hold. guessing youโd have to see a decrease in ADR for prices to come down. Thoughts?
@moseskagan I agree but I'd bet at least 50% of transactions are not particularly well served by their brokers in terms of value that the broker provides. As much as that's the publics fault, also seem that a fair amount of blame should fall on the industry and it's professionals
@moseskagan People might argue that another key problem of our democracry is that it can be influenced by those with large financial interests. Landlords have done pretty well with the tax code. You win some and lose some it's what's happens when everyone is fighting for a slice of the pie

@Fire5280 Agree w/ all your points, unfortunately state/local govts are not known for good economic policy. Most CO STR owners are from out of state and as a result are not key constituents and easy targets for extra tax revenue. For those who can hold on, it will be a bonanza.
@MrJonesSTRs Think we'll need to see an overall downturn in the economy to see a large selloff of airbnbs from retail investors. Most will muddle along with mediocre returns or absorb small losses, but if losses increase dramatically and they lose their job, that's when the fire sale begins
@moseskagan What % of CA renters pay > 1 month security deposit? If it were 5% would these 5% no longer be able to rent and CA would see a 5% decrease in occupancy or new demand would be created? Doesn't seem as cut and dry as you suggest.
@moseskagan Given this opinion is not uncommon. How much risk do you think RE investors face, from a changing tax environment which might substantially devalue assets? Homeownership probably needs to get down to 40% to make it a substantial risk. But maybe we underestimate the risk now?
@rohindhar Lots of hosts operate a single 1BR unit, and are very profitable. The reason you see complaints is that people like to complain, look at hotel reviews, just as many complaints. If they were unprofitable these airbnbs would disappear, and guest keep coming despite the complaints.
@Molson_Hart I think youโre just in a random corner of TikTok, Iโm sure thereโs just as many videos about working hard and being dedicated to your job. You saw one, showed interest so Tik tok gave you more. In general people work just as hard if not harder today than they did in the past
