THE 6 DOCUMENTS YOU MUST COLLECT WHEN BUYING COMMUNITY LAND

Manypeople have the exact same confusion — and getting this wrong is one of the costliest mistakes buyers make in Nigeria.

First, understand this: paying for land does not make it yours. Documentation does. Without the right papers, you're exposed to double sale, family disputes, and government reclamation — no matter how much you paid.

Here's what to collect when buying community or family land:

1. Deed of Assignment — Legally transfers the land to you. Must be signed by the authorized family or community representatives.

2. Survey Plan — Non-negotiable. Confirms the exact boundaries and coordinates, and reveals whether the land is under government acquisition, in litigation, or already sold to someone else.

3. Receipt of Payment — Proof you paid, signed by the sellers.

4. Family/Community Consent or Ratification Letter — Signed by the recognized family head and principal members, confirming everyone agrees to the sale. This is what prevents future disputes.

5. Land Information/Search Report — Pulled from the relevant land registry to verify legal status. Edo State: EDOGIS. Lagos State: Lagos State Lands Bureau and Land Registry.

6. Governor's Consent or Certificate of Occupancy (where applicable) — Needed to perfect your title, especially if you plan to build or resell later.

A common lie agents tell buyers: "community land doesn't need a survey plan." False — and dangerous. Community land actually needs it more, because boundary disputes are far more common on family land than on titled land. Skip it, and you could be buying land that isn't fully theirs to sell.

Before you pay for anything: hire a licensed surveyor to verify the survey plan, and a lawyer to confirm the sellers actually have the right to sell.

What you spend on verification now is a fraction of what a court case costs later.
