@jeremyct I built a calculator to look at the numbers yourself. Of course built with my markers averages but you can change them and play around with your assumptions. Pretty fun!

@jeremyct If youโre holding the treasuries 30 yrs and renting with the yield, you donโt benefit from growth of your capital. Rent also trends up and compound that over the same 30 years.
Owning the home, your costs stay relatively fixed, and asset grows over 30 yrs.

@dig_deeper1 Finding the house is easy.
Getting the deal right isnโt.
Feeโs are built into pricing. If agents disappeared tomorrow, prices would adjust. Sellers donโt just hand out 6%.
Good agent earns their fee in negotiation, risk protection, and problem solving โ not in scrolling Zillow.
@HustleBitch_ This ignores appreciation, inflation, and rent increases.
A $300k home at 4โ5% appreciation becomes ~$1M+ in 30 years. Rent over that same time often exceeds $800k - with nothing to show for it.
The math isnโt wrong, itโs just incomplete.
