Spent a few days in Scottsdale at the National REIA Annual Leadership Conference, connecting with real estate investor association leaders from across the US.
Great discussions on growing stronger investor communities.
Plenty of ideas to bring back to NOLA!
#NationalREIA
We helped shape Louisiana's new wholesaling law (Act 807) by pooling resources, hiring a lobbyist, and working with legislators.
I shared our experience at the National REIA Leadership Conference.
The lesson? It's better to have a seat at the table than complain afterward. 👇👇
Selling a rental property in Louisiana isn’t always about a bad tenant. We’ve bought rentals with great tenants, non-paying tenants, Section 8 tenants, major repairs and remote owners. Here’s what we’ve learned from real deals:

After 275 Louisiana closings, I’ve learned that “selling as-is” is less about how bad a house is and more about who takes on the repairs, cost and risk.
I wrote about what those transactions have taught me: https://t.co/XJ6d93QNXe
What does selling a house “as-is” actually mean when it needs serious repairs?
We evaluated a Hammond house with major roof and floor damage. I broke down what it teaches about repairs, walkthroughs and as-is offers:

After 275 Louisiana closings, I’ve learned some of the hardest properties aren’t the ones in the worst condition, they’re the ones with title problems: missing heirs, successions, tax sales and liens. I wrote about what those deals taught me:

One of the more complicated New Orleans deals we’ve closed recently: missing heir, unfinished succession, old tax sale, delinquent taxes and major code liens.
I broke down how the title and legal process ultimately got this property to closing: https://t.co/V0QV7OrOEN
After 274 Louisiana closings, one thing I’ve learned: with inherited property, the house itself is often the easiest part.
One recent deal went from ~7 heirs to 13 sellers and multiple successions.

15 years ago, Andre Lewis was sitting in the audience at NOREIA trying to figure out his first real estate deal.
Last month, he was back in that same room talking about a portfolio that has grown to around 1,500 units.
My biggest takeaway: https://t.co/aGoWYmWH49
Full circle moment.
Met Christina through NOREIA back in 2018/19. We stayed connected but never did a deal together.
Until last week --> 7+ years later.
Networking works. Show up. Add value. Build relationships. The deals will come.
A bit of a full-circle moment.
Over the last 6 weeks I’ve spoken at Mississippi Gulf Coast REIA, Northshore REIA, St. Bernard REI and Capital City Wealth Builders in Baton Rouge.
These local investor groups helped me grow. Grateful for the chance to pour back into them.
What creates a reputation for quality in real estate?
Listening to Blake Quinlivan’s WBREI interview reinforced that it comes from hundreds of disciplined decisions from acquisition through to resale.
My takeaways from his interview - https://t.co/aaytu1LVyL
Quality house flips are not created by finishes alone. They are built through the operating system behind the project.
I shared my takeaways from Blake Quinlivan’s WBREI interview and what Greater New Orleans investors can learn from his approach.

Had a great time joining The WolfDen Podcast to talk about real estate, distressed property, rentals, AI, the Saints, and why I’m still bullish on Louisiana and South Mississippi.
Definitely one of the most fun podcasts I’ve done

Thanks to @Redfin for including my perspective in their guide on buying a house as-is.
At Home Buyer Louisiana, we see both sides of this every week.
Buyers need to understand the risk. Sellers often just need a practical path forward.

A buyer once told me he had already seen a deal before we sent it.
He ignored it the first time.
When we sent it, he looked, offered, closed.
Same deal. Different source.
This taught me one of the most valuable lessons.
I wrote about it on Substack: https://t.co/Djvy6MwZLr
A buyer list is not liquidity.
A list gives you reach. Trust gives you attention.
One of the biggest lessons I’ve learned is that buyers do not just evaluate the deal. They evaluate the source.

After 250 distressed property deals in Louisiana, the biggest lesson is not “find better discounts.”
It is create certainty.
For sellers, buyers, title companies.
For properties that do not fit neatly into the retail market.

We closed on our 250th property in Louisiana yesterday.
But the milestone was the least important part.
Cynthia reached out after a severe fire damaged her house in Algiers. She also owed back taxes, and the situation was creating a lot of stress.
We were able to buy it for cash, as-is, so she didn’t have to make repairs, clean anything out, or provide warranties.
Closings like this are why we built Home Buyer Louisiana.
Proud to see Home Buyer Louisiana featured in Biz New Orleans for reaching 250 closings across Louisiana.
Grateful for the team, the homeowners who have trusted us, and everyone helping us build across Louisiana and the Gulf South.
