Proximity is an often-underrated aspect of #airbnb. Do your guests want to be tourists? How easily can they do that? If you are near the beach, how far does grandma have to walk to get there?
The location of your #Airbnb is INCREDIBLY important. Not just "which city". You need to determine WHERE in your city. What are you near? How far away are the nearest stores? What's the neighborhood like? Who are your neighbors? A nuisance neighbor can kill your business.
In essence, with a great product and great marketing you can basically name your own price. That being said, there are many additional factors involved that can take you to the next level.
