Well folks: we passed City Council unanimously last night for our 1-acre infill Townsend project with 20 for-sale townhomes and 8,700 SF of boutique commercial in downtown Edmond (Oklahoma City metro).

@samkarlin Fed govt stepped in on flood insurance since 1968 w/ NFIP. Also has provided billions in recovery and grants to mitigate damage. The NFIP has arguably increased risk tolerance as true risk is often subsidizes by the govt.
Homeowners insurance is regulated at the state level.

@BizzaroFool @JDrsx850i @lydiakauppi If you are in the Special Flood Hazard Area (SFHA) in the 100 year floodplain AND you have a federally-backed mortgage (most mortgages). If you buy your home without a mortgage or use a hard money loan, then you might not be required to have flood insurance.
