@heIpfullandlord I've encountered this. In my case the tenants was trying to move in quickly before the foreclosure was recorded and the phone # for the previous "landlord" was actually the tenants friend.
@heIpfullandlord For residential rentals I double book. It's rare that the potential tenants will both show up and if they do it creates the appearance of more demand. The rate of showing up declines even further with lower end rentals.

@Jacob_Naviaux I disagree on the garage/carport conversion, it helps B and C class homes . If done well, it can add a bathroom, a bedroom, a laundry room and it increases the square footage. And above all helps the appraisal to come in higher.
@legen_eth The problem I have is with the auto categories selected by the credit card and the inability to add extra categories. Paying bar dues is not a "donation", ugh. I don't even know which category to expense office hookers.
