@VeriitasGames I'm not trying to bash on Veritas or come off like I am. Just pointing out, it's a multifaceted issue and it's something my clients have been working through for years now.
Among other factors unknown within a single post.... scope of work-lumber procurement-changes made etc.
@VeriitasGames With all due respect, it is relevant. Especially as I've represented small builders and developers.
I counsel clients on these specific areas.
Best of luck with the build continuing on!
When we sell one of our properties, we insist that the listing broker offer half the fee to buyers brokers.
Why?
Because itโs smart business.
Assuming youโll save money by having buyers pay their own brokers is a naive, and very expensive mistake.
@sweatystocks0@BuilderMonk@A2Shutt That's actually how development works. You develop the land. You can then build on it or sell it. So yeah he is a developer.
@justindross@viveksworld@sulemanali They won't want to show the properties if their is zero incentive offered to bring a buyer. Can get MLS exposure for essentially free, but as with all things, the seller now has expenses for getting it sold on their own.
Not rocket science really. The cabal angle is overplayed.
@live_free_603@BuilderMonk Most of my family is in GC work, I'm the odd-out agent. The contract money is crazy based on what's subbed out ๐คฃ๐คฃ
Makes my checks look like peanuts.
@thedooberhead@BuilderMonk Flat fee would make more sense imo. Do your own marketing plan, save yourself the extra you will pay in dues and insurance ๐
@BuilderMonk Flat fee services are always an option and the owner can do the rest on their own. They get on MLS, just have to do their own marketing plan to get it sold ๐๐
Recommended it to several clients over the years, typically get a call back when it doesn't work out and then sell it.
@jasonbeahm@dig_deeper1 That's what I'm saying. Why not just pocket the whole commission if you are doing all the work yourself? Gotten the demand from investors before, and unless there's a great chance of getting fees on list backs or doing tons of deals together, it's not worth it ๐คฃ
@dig_deeper1 I do know brokers who cough up commission on a dime, just seems a bit needy to me. Same types usually don't do this profession for more than a year or two so maybe your strat is good!
@realEstateTrent Had a deal me and a buyer were massaging for two years blow up when the rates went crazy this year. Big multifamily development. Disheartening for all parties but thats the game!
@aaronk7 Been a broker for years. Typically find you get what you pay for.
Fees are negotiable, terms are negotiable... etc.
Nobody likes brokers till they need one :)
