Now I have a partner, and we’re closing on a 76-unit that’s only 20% occupied. We’re investing $1.5M in CapEx to bring rents to market and stabilize the property.

@benfreeburg Typically get quotes from a GC or subs. You can have a GC do it all or hire your own painting crew, flooring crew, granite crew, etc.
My /unit costs have been ~$14-18k.
We’re focused on secondary markets.
The key to dominating them? Scalable construction.
We drop containers, our crews bring everything they need in trailers, and they live in vacant units during the heavy lift.
speed + mobility = our competitive advantage
@TheRealEstateG6 the reverse is also true. On my current deal we've reduced expense by >50%. They will increase as we stabilize, but you can really take advantage of bad operators

It's crazy how similar our story is. Don't sell yourself short. This is big time, and it will compound itself over the next 5 years. Betting on yourself and taking action is the key
@baldoholdings we considered that. We’re projecting a 2.8x return to LPs in under three years, so the current plan is to sell and roll that capital into larger deals
Closed on 76-units yesterday.
Years of work led to this one.
Now the real fun begins. Our team is in place to renovate ~57 units in the first 90 days.
