Buyers bought flats in Godrej Summit, Gurugram. The brochure promised a 24-metre road linking the project to the Dwarka Expressway.

Seven years later, that road still wasn’t built. Only an alternative gate on a narrow, encroached road existed.

Godrej blamed the authorities and went to the High Court.

The NCDRC said the promise was the builder’s to keep. It ordered Godrej Projects to refund over ₹4 crore across five cases, with 9% interest.

Save this — brochure promises are part of the deal.

A buyer paid ₹1.73 crore for a flat in Gurugram.

Over a decade later, he still had no possession.

The builder’s defence: he bought it for “commercial gain”, so he isn’t a consumer.

The consumer commission rejected that. It ordered a full refund of ₹1.73 crore, 12% interest, which is higher than the 9% many commissions award, and ₹4 lakh in compensation.

Save this — a builder can’t dodge a refund just by calling you an investor. Keep every payment receipt.

A PhD scholar suffered a massive stroke in August 2020. He was taken to Citizens Specialty Hospital, Hyderabad.

The hospital delayed the life-saving procedure, first waiting for family consent, then for his COVID RT-PCR report.

He died four days later.

Six years on, the Hyderabad consumer commission ordered ₹1 crore for his parents. It said doctors should have acted on implied emergency consent, and that COVID protocol can’t delay emergency care.

Save this — in an emergency, treatment can’t wait for paperwork.

A 53-year-old government teacher developed stroke symptoms at home at 1:30 PM.

His family took him to Apollo Hospital. The commission found that no proper treatment had started even by 6 PM.

He later died. The family sought ₹1 crore.

The Telangana State Commission held Apollo liable for over ₹43 lakh. It also found nursing entries recorded before the official admission time, and awarded ₹1 lakh just for sloppy record-keeping.

Save this — hospital records can prove the delay.

Gandla Mulaiah, a stone factory owner, had an HDFC ERGO accident policy worth ₹1 crore. His wife was the nominee.

He died in a road accident in July 2025.

HDFC ERGO rejected the claim, alleging he had inflated his income to get the cover.

The Kurnool consumer commission said an investigation report alone can’t prove fraud, and the insurer showed no credible evidence. Order: ₹1 crore, 9% interest, plus compensation and costs.

Save this — suspicion isn’t proof of fraud.

The 12-Step Home Buying Process. Save it for later!!

• Step 1: Check your CIBIL score — Aim for 750 or higher to qualify for the best interest rates and smooth loan approvals.
• Step 2: Fix your budget — Keep your total monthly Equated Monthly Installment (EMI) under 40% of your take-home salary.
• Step 3: Get a home loan pre-approval — Understand your exact borrowing capacity before house hunting.
• Step 4: Shortlist RERA-registered projects only — Ensure the builder and project are registered under the Real Estate Regulatory Authority (RERA) for legal safety.
• Step 5: Get a lawyer to check the title and approvals — Verify the property title, encumbrance certificate, and local body sanctions.
• Step 6: Negotiate — Almost all components (price per sq. ft., floor rise charges, car parking, or extra fees) are open to discussion.
• Step 7: Pay the token amount by bank transfer only — Avoid cash payments to maintain a clear paper trail.
• Step 8: Sign the agreement for sale — Execute the formal agreement detailing payment schedules, timelines, and penalties.
• Step 9: Final loan sanction and disbursement — The bank processes the full legal and technical valuation and releases the funds.
• Step 10: Registration and stamp duty — Pay the applicable state stamp duty and registration fees to legally register the property in your name.
• Step 11: Possession and handover checklist — Inspect the flat against the builder's specifications (plumbing, electrical, fixtures) before taking keys.
• Step 12: Mutation, utilities, and society transfer — Apply for property mutation at the local civic body, transfer electricity/water meters, and join the housing society.

A 58-year-old man was admitted to a Surat private hospital for hernia surgery in February 2016.

Afterwards: severe abdominal pain, vomiting and swelling. His family said the doctor didn’t properly investigate.

He was shifted to another hospital, operated on again, and died about a week after the first surgery.

The Gujarat State Commission noted that even the case history wasn’t written by the treating doctor. It ordered ₹65.5 lakh with 8% interest.

Save this — document every complaint after surgery.

A customer ordered a Qubo Q600 air purifier on Flipkart.

A Qubo Q500, a different model, was delivered under Open Box Delivery.

He asked for a replacement. Nothing happened.

Flipkart and the seller didn’t even appear before the Adilabad consumer commission.

He had claimed ₹2 lakh. The commission called that too high, but still ordered ₹8,398 refund with 12% interest, ₹1.51 lakh compensation and ₹7,000 costs.

A customer ordered an iPhone 14 Pro on Flipkart.

The parcel had beard growth oil inside.

He complained. Flipkart kept marking his complaint “resolved” without any refund or replacement.

The Mumbai consumer commission called that an unfair trade practice and held Flipkart and the seller jointly liable. Refund of ₹1,11,793 with 9% interest from April 2023, plus ₹70,000 as compensation and costs.

Apple India was let off. Flipkart wasn’t.

Save this — a “resolved” tag isn’t a resolution.

Flexi cap vs Multi cap: "invest anywhere" isn't the same as "invest everywhere."

Flexi cap: min 65% in equities. The manager decides how much goes into large, mid and small caps.
Multi cap: min 25% each in large, mid and small caps. Fixed by rule.

What this looks like in practice:

Flexi avg: 51% large | 19% mid | 16% small
Multi avg: 35% large | 27% mid | 28% small

One popular flexi cap fund holds 65.25% in large caps, only 8.32% in mid caps and 2.76% in small caps.

That freedom has pulled flexi caps towards large companies.

5Y annualised returns (category avg):
Multi 11.13% vs Flexi 9.11%

"Flexible" doesn't mean diversified.

Check what your fund actually holds, not what its name says.

Past returns don't guarantee future results.
