Mortgage rates finally showed some resistance to the recent upward trend last week. 📉
Thursday brought the biggest one-day improvement in about three months, and Friday added a little more relief—putting average rates near their lowest levels in roughly two weeks.
So, are we starting to see a ceiling form in rates?
It’s still too early to say, and this week could give us an important clue. Fresh CPI and PPI inflation data are coming, and those reports could have a big impact on where mortgage rates go next.
I’ll be watching inflation, the 10-year Treasury, and mortgage-backed securities closely and breaking it down each morning in plain English.

Mortgage rates are showing signs of resistance! After a strong Thursday and Friday, rates are near their lowest in 2 weeks. Geopolitical news, strong Treasury demand, and investors finding yields attractive may be playing a role. #MortgageRates#Economy

Ever feel like getting a simple mortgage question answered requires pressing 1… then 2… then 4… and then leaving a voicemail that disappears into the abyss? 😂
I’ve always believed mortgage lending should feel a little more personal than that.

Mortgage rates finally got some meaningful relief yesterday.
A widely followed top-tier 30-year fixed-rate index improved to about 7.50%, marking the strongest single-day improvement in roughly three months.
One possible reason: bond yields may have finally reached levels that attracted more buyers back into the market. That buying helped push yields lower and gave lenders room to improve mortgage pricing during the day.
One good day doesn’t necessarily mean a new downward trend, but it was definitely an encouraging move.
