@JamieScaddan @SirHughAIIen @WayneMathison Now ask yourself this. Does Toronto have two Premiers? Its own sales and income tax? Does it get designated Senators? Resource or Corp tax on profit. Equalization payments? Hell can it even elect its own school trustees, let alone control the property tax system?

@pothen Land as a piece of property can be added to…Lots of buildings get more floors, but large building rarely ever come down for smaller ones to be built.

If your 10 story building shadows a park and the site is redeveloped the replacement building is almost always much much taller.

@pothen Not universally…it’s about balance…never binary…but a factor.

But since sunlight once lost is gone for good… and you can always add shade…shade must be factored in to any development proposal. Shouldn’t “rule” the outcome but foolish to ignore. A balance of competing goods.

@pothen …and fear excessively shady urban design too. It’s about balance.

It’s also about measuring the accumulated impact of density. There can be too much of a good thing as surely as the can be not enough.

The question is how we evaluate & balance competing goods.

It’s not binary.

@pothen The crown still gets sunlight. Mature forests are complex eco-systems. Artificial parks are not. Tree lined street even less.

Can we agree trees need sunlight/soil/water to grow…the more the better…and that small stands of invasive species & lollipop trees do not a forest make

@pothen True, reflected sun is a factor (there is that word again) but what happens when a building blocked the reflection. Sunlight is the impacted resource. It’s relatively easy (maybe too easy) to create shade. Impossible to restore sunlight…so impact needs to be factored in.

@pothen It’s a balancing act. But once solid walls are built there is no way to restore sunlight. That’s why it needs to be factored in.

@pothen Hard to create sunlight after a new building. You can only gauge its loss. Hard to add sunshine after a tower is built. One of two building creating shade may have advantage. 10 or 12 towers may eliminate all sunshine. That’s a problem.

@pothen Under trees…not above. Even then speckled light gets through a tree. Buildings not so much.

As stated; it’s a “factor” and needs to be measured & understood as an accumulated impact. Also replanting and park design has/is evolving.

Sometimes replanting is the best way forward
