My friend owns 10 rental houses and makes less than a McDonald's worker

$21,600 a year. Before he fixes anything

His actual numbers, per house:

Rent: $1,275
Mortgage: $776
Taxes: $158
Insurance: $71
Management at 8%: $102
Repairs reserve: $85
Vacancy at 6%: $77
Roof and furnace reserve: $110

Left over: $180 a month. Times 10 houses is $1,800 a month, $21,600 a year

A full time McDonald's shift at $15 an hour is $31,200. He is $9,600 behind the drive thru window and he owns ten buildings

Every single person who quits real estate quits because of that number right there. They bought for cash flow, discovered cash flow is a rounding error that one water heater eats, and decided the whole thing was a scam

They were looking at the only line on the page that doesn't matter

What he actually made last year:

PRINCIPAL PAYDOWN. His tenants paid down about $2,900 per house. Ten houses is $29,000 a year in debt destroyed by other people's money. That's already more than the McDonald's job and he hasn't done anything yet

EQUITY CREATED AT PURCHASE. He buys at $61,000, puts $28,400 in, and it appraises at $148,000. That's $58,600 per house, created in five weeks with a roof, a furnace, floors and paint. He bought three last year. That's $175,800

DEPRECIATION. The IRS lets him write off about $4,800 a year per house because the building is wearing out. Ten houses is $48,000 of deductions against $21,600 of rent. His rental income is legally negative. He pays zero tax on it and the loss shelters other income

THE REFINANCE. When he pulls 75% of $148,000 back out, that's $111,000 in his account and it isn't income, it's a loan. No tax event. That money buys the next house

Add it up. $21,600 of cash flow and roughly $250,000 of actual return

So here's the rule, and it's the only thing I'd want a beginner to take from this

Cash flow is not the paycheck. Cash flow is proof the position can hold itself while the other four things happen

Which means the number you underwrite is never "how much will I clear a month." It's this:

Fixed up value x 0.70, minus repairs, equals your maximum offer
$148,000 x 0.70 = $103,600
Minus $28,400 in repairs
Max offer: $75,200
He paid $61,000

Every dollar you pay above that line comes out of the $58,600, not out of the $180

Anybody promising you $1,000 a month per house is either lying to you or selling you a course about it. The money was never in the rent
