Question for the investors:
When buying a property with a significant vacancy (14% in this case) how do you assign a value to that space? Are you proforma and then discounting TI, LC and downtime?

Has anyone been in a situation where you need approval from a JR box tenant on a use that the ops team sees to cause a parking concern with taking the spaces in front? They have a clause in lease.
Any creative ways to work thru a situation like this?

Had a great JLL event at Caesar's along with a great @ICSC. Came away with new tenant rep assignments and a major retailer interested in land we have.

Just listed this turnkey daycare facility and business in the fastest growing city in Iowa. Seems like PE is making a big daycare/child services push so will be excited to track activity.

Try to talk to all the employees and owners in retail shops. Surprises me every time how many potential stones get turned over
@joshcowman No kidding and good point. This project is in Des Moines, in which we have a couple similar projects to this and really pushing to gain traction but has been a challenge to say the least.
Question for the #landlords:
If you have the competency to handle a tenant's buildout, do you prefer to do so or would you rather give the TI and tenant bring their own contractor?
@HottleJared Completely agree, don't think a cash strapped tenant is good play for either party
Has depended on the rest of the deal terms, but seeing it amortized into the rent at 6-7% over the term, which has not been well received from the tenants. Market is tight so LL hold the leverage
Something that is not mentioned enough is the spread between a tenant's buildout cost and the TI being offered from the LL. Has been a real challenge for deals
Construction costs continue to increase yet TI has (~mostly) remained the same.
What are you guys seeing?
