Paid ₹46 lakh.
The builder promised possession in 2022.
2022 came. No flat.
2023. No flat.
2024. No flat.
They kept paying EMIs on a home loan.
And rent the house they were living in.
For 6 years they paid double.
In 2025 they approached RERA.
The builder kept asking for extensions.
They moved to the consumer court.
2025 ruling:
The builder was ordered to refund ₹46 lakh.
Plus 19% interest from 2019.
That’s ₹46 lakh becoming ₹1.06 crore.
The builder was delayed by 6 years.
The court added ₹60 lakh in interest.
If your builder has delayed possession – you have two options: RERA or consumer court.
Both can order interest on your money.
Most homebuyers don’t know they can get interest.
This is an Ekart delivery boy who used to cancel a person's parcel without even calling!
The customer then goes to Ekart's hub and asks for their item to be delivered from there!
Then the delivery boy refuses to deliver the item, saying, "No matter what you do, I won't deliver it to you!"
Cancelling an item without even calling the customer is absolutely wrong!
Action should be taken against such delivery boys who act as per their own whims!
Flipkart should also take action against this, as Ekart delivers their parcels; customers face problems because of such people!
A father asked his son to buy him a phone so he could watch videos!
After which his son gifted him an iPhone 15, after which his father asked, "What was the need to give him such an expensive phone?"
Then his son said, "You've invested your entire life's earnings in me, and I can't even do this much for you!"

A few days ago, a friend asked me
"Your Credit Card has a better EMI offer.
Let me buy a ₹1.25 lakh phone using your card. I will pay you the EMI every month."
On the surface, it sounded like a simple deal.
12 months of EMI.
The money would come to my account every month.
The phone would be his.
But I still said no.
He was surprised
"Why are you overthinking this ? I will pay you every month."
But I had just one question in my mind
What if he misses even one EMI ?
The bank would hold me responsible.
The Credit Card payment would be my responsibility.
And a missed payment could potentially affect my credit profile.
In other words
The phone would be his,
but the financial risk would be mine.
Our friendship did not suffer.
We still talk, but he never asked again.
Later, a few people told me
"Why think so much about helping a friend ?"
But for me, the bigger issue was simple,
Friendship is one thing.
Financial liability is another.
A ₹125,000 phone may seem manageable,
but the Credit Card, repayment responsibility and potential consequences would all remain in my name.
That’s why I decided it was better to keep friendship and finances separate.
