American chestnut in Monterey, MA. I love seeing these, even if they keep getting knocked back by the chestnut blight. Although the trees got wiped out over 100 years ago now, some of their roots remain and still produce basal sprouts. Talk about tenacity!

This isn't good and extends beyond just FL or AZ. The other issue us than younger generations often cannot afford houses at their current prices. I'm glad my older Boomer parents sold and got out of the market when they still could get a decent price for their homes.
A major housing headwind is about to hit.
And that's the Baby Boomer exodus from the U.S. Housing Market.
In the next decade, the share of U.S. population above 75 will skyrocket.
Meaning Baby Boomer owners who fueled the housing market over the last 20 years will turn into sellers they age out.
And Gen X, the next generation in line to buy up those homes, won't be able to absorb it. As they are 20% smaller in population than the Baby Boomers.
The result is that by 2037, there will be more 75+ aged Americans than 55-64 aged Americans. Which will be a first in modern U.S. History.
This will lead to lower homebuyer demand, more supply, and lower prices in retirement destinations.
Especially across Florida and Arizona.

This 1,600sf, 3-bed, 1.5-bath home in Wakefield just sold for $1 million, $125K over asking, receiving 15 offers after just 6 days on the market.
This is what housing scarcity looks like.

@BrkGriff@jmelmed23 That winter was weird. It was more like a super charged La Niña with nonstop cutters than an El Niño. It was a one storm winter and it whiffed us to the south. A lot depends on other teleconnections and a bit of luck.
