Does a new chain move nearby home prices? Depends on the chain.

ZIP-code home prices rise ~0.5% within a year of an opening (Harvard)

Grocery chains, 5-year appreciation for nearby homes:
ALDI +58%,
Trader Joe's +49%,
Whole Foods +45%

McDonald's: LA research found prices tick down ~$1,800 for each major fast-food spot nearby

Why the difference? Site selection. Starbucks and Trader Joe's scout neighborhoods that are about to rise.

McDonald's scouts traffic counts and highway exits.

The chain doesn't create the trend. It signals where the trend is going. Same idea as following smart money in stocks.
