Abolishing rent controls in Argentina has been a major success. In Buenos Aires, supply is up 170%. Prices rose and then went down.
WSJ: "Milei’s move to undo rent-control regulations has resulted in one of the clearest-cut victories for what he calls 'economic shock therapy.' He is methodically taking apart a system of price controls, closing government agencies and lifting trade restrictions built up over eight decades of socialist and military rule in an effort that has upended the lives of many Argentines."
Notably, Biden and Harris have both called for national rent control.
Buying a rental property in America is no longer profitable.
Because the current mortgage rate (6.1%) is significantly higher than the profit/cap rate (4.4%) of rentals.
This means that any investor who uses debt to finance their purchase is likely losing money on cash flow from Day 1.
Note how from 2012-2022, the opposite was true. Cap Rates were higher than mortgage interest. Which is why so many people piled into single-family rentals.
No longer the case.
🇦🇷MILEI: ONLY ENTREPRENEURS CREATE WEALTH, NOT POLITICIANS
"The only ones who can generate wealth in this country and the world are entrepreneurs, not politicians.
Politicians don't know how to create wealth and have no incentive to do so.
When they try, all they create is corruption."

Milton Friedman: “Keep your eye on how much the Government is spending, because that is the true tax. YOU PAY FOR IT, either in the form of taxes, or indirectly in the form of inflation or debt.”
Tenants are able to live rent free like this because we don’t have a functioning tribunal. Automatic evictions for non payment of rent cases is the only way we’ll be able to create a system that doesn’t encourage you to financially ruin your LL:

When taxpayers see open drug use everyday in city parks with so many addicts in desperate need of treatment and @HamiltonPolice tell Council that current federal laws make enforcement nearly impossible - there are a whole lot of #HamOnt residents this message will resonate with.
#ICYMI – check out what FRPO President and CEO, Tony Irwin, had to say about Ontario’s rent price cap with CoStar News: https://t.co/DwqqtS8SK3
The bottom line is that rent increases should be tied to inflation to support the continued viability of Ontario’s aging rental stock.
