@girdley@RealEstateAnon@recostseg Keep the episodes advanced, but enhance the structure. Begin each by identifying:
- the speaker(s)
- the subject
- why the subject is matters
This would improve cohesion imo
Being a developer is kind of like that Escape Room horror movie:
Just when you think you have it figured out, the rules change
We typically like to do two separate driveways for each unit with a patch of grass in the middle
Unfortunately that’s no longer allowed for any duplexes which I’m not entirely sure why btw
So it’s tough to be critical of a new development when most aren’t familiar with the limitations put in place to get it built
Getting any sort of halfway decent looking structure built is a enormous accomplishment in my eyes
Additionally, we have to put in 100’ of sidewalk for a street that’s not even there(!)
Imagine a row of vacant lots with a random sidewalk going through the length of one of them 🫠
@moseskagan I started a general contracting company focused on commercial renovations for value-add GPs. We perform work at-cost in exchange for equity
Credit to @shawngorham for the idea
All done!
The tenant opted to paint themselves which we’ve noticed is a common trend for mom & pop businesses. I think many do it to save costs but also as a sort of ribbon cutting/bonding experience before opening.
Less than a year ago this building was home to drug addiction and prostitution.
Today we finished framing for what will become a family counseling office.
Feels good.
@fortworthchris United States Federal Properties Co.
They develop build to suits for federal properties. FBI, GSA, Homeland Security, VA, Justice department are some of their clients. Over 5MM square feet to date.
You should have them on the Fort!
Got this comment back from a prospective tenant on the LOI:
"Please add language that we have right of first refusal to purchase property at a discounted rate of 15%."
Thinking of countering with 15% higher rent
@JazHays Some valid points in here but you should definitely consider Chaves’ plan to develop a full on business center, it’s not just a parking lot.
