Foreclosure auction Before and After

Won for 136k
Rehab 70k
UA for 360k

What do you think?

[Two Guys Take on Real Estate @2GuysTake]

Property bought at auction for $245K. After renovation and setup valued at $325K. That's $80K in pure equity created. No wholesaling, no rehab flips—just auction mechanics. Due diligence + speed = wealth. #RealEstateInvesting #ForeclosureAuction #REI

Before bidding at your first foreclosure auction, understand your funding options:

💵 All-cash purchases (safest, fastest closings)
💰 Hard money lenders (quick approval, higher rates)
🏦 HELOC if you have equity
🔄 Refinance post-purchase

What's your preferred strategy? #RealEstateInvesting #REI

5/ Ignored holding costs on vacant properties. Thought $500/month wouldn't matter, but left empty for 8 months = $4K carrying costs. Factor in utilities, taxes, insurance, and mortgage when calculating your deal numbers.

Learned this the hard way 🧵

Top mistakes we've made at foreclosure auctions that cost us thousands. If you're starting, learn from our L's so you don't repeat them. Here's what we wish we'd known:

1/ The title report is NON-NEGOTIABLE 🔍

[Two Guys Take on Real Estate @2GuysTake]

2/ Underestimating rehab costs. We once bought for $70K, estimated $20K rehab, ended up being $45K. That $25K surprise crushed our margins. Always add 20-30% buffer to your estimates.

[Two Guys Take on Real Estate @2GuysTake]

4/ Overestimated ARV on a property that needed more work than expected. Thought it'd appraise at $180K after rehab, actually $155K. Cost us $30K in equity. Always get comps from a professional, don't guess.

[Two Guys Take on Real Estate @2GuysTake]

3/ Never skipped the property walk. Sounded stupid but we bought one sight unseen, assumed good condition from photos. $15K foundation damage we didn't know about. Always walk the property, even if it takes time. No shortcuts.

[Two Guys Take on Real Estate @2GuysTake]

Before you bid at foreclosure auction, check these 4 things: (1) Title report—any liens? (2) Property condition—walk it or drive by (3) Comps—what's the real ARV? (4) Repair estimates—call contractors. Miss one and you miss your profit. #ForeclosureAuction #RealEstate

Ever seen someone grab a $80K mobile home at auction? This investor just did. The numbers might shock you 👇

[Two Guys Take on Real Estate @2GuysTake]

The auction was supposed to be a quick flip. We were looking for deals in the $40-60K range—not exactly exciting numbers. But we saw something others didn't: the bones were solid, location was decent, and the previous investor had already done 70% of the work. We bid.

[Two Guys Take on Real Estate @2GuysTake]

$47K → $352K. That's not a typo. We bought this house flipped at a foreclosure auction for less than what most people pay for a used truck, and it's now worth a third of a million. Here's how we found it, the numbers we ran, and why this deal changed our 2026. 🧵

Won the auction? That's just the beginning. Most investors skip the critical 30-day window: secure the property, assess damage, verify occupancy, and plan your exit strategy. These decisions determine if you profit or lose. Don't cut corners here. #RealEstate #ForeclosureAuction

Before you bid on a foreclosure, you need to know EXACTLY what you're buying. Our complete due diligence framework covers liens, records, comps, renovation costs. Don't skip these steps if you want to win. #RealEstateInvesting #ForeclosureAuction

[Two Guys Take on Real Estate @2GuysTake]

Before you bid at a foreclosure auction, run this checklist: (1) Title search—are there liens? (2) Property condition—major damage? (3) Recent comps—what's the true ARV? (4) Tax & HOA status. These 4 steps separate smart bidders from broke ones. Do the homework. #ForeclosureAuction #RealEstateInvesting

Mistake #2: Tenant nightmare planning.

Bought a property, inherited a tenant paying $800/mo in a $1,800 market. Eviction took 6 months + $12k in legal fees. Should've exited.

ALWAYS check occupancy status BEFORE the auction. Verify who's in the property and what they're paying.

500+ flips, 700+ rental units, and thousands of auctions later—here are the mistakes that almost broke us. Don't be us. 🧵

[Two Guys Take on Real Estate @2GuysTake]

Mistake #1: Blindly trusting your ARV comps.

We paid $157k for a $300k property thinking we knew the neighborhood. Next week, zoning board changed permits. Lost $45k.

Rule: pull comps from the LAST 6 MONTHS, verify zoning changes, and don't rely on 2yr old sales data.

Purchased: $142K | Repairs: $58K | After Repair Value: $320K | Equity: $120K. Every deal is a lesson in value creation. This is why we love foreclosure auctions. #RealEstateInvesting #ForeclosureAuction
