Hey @tobi thanks for building an awesome platform for businesses like us which rely solely on #shopify . Would like to draw your attention to informing /notifying merchants when there is an issue. When this happened, the worst came to mind. Has the store being hacked etc.
@GabbbarSingh Hi,
I went to Mayo and was sent due to security/law and order issues in Manipur/North east in the 90's. And I thank my parents for sending me out to become independent. 🙏

Gurgaon = House of Cards
That’s the story Vishal Bhargav, would like you to believe!
To give context, he has been calling for Gurgaon’s collapse since time immemorial…while the city has gone on to create record wealth, reset price benchmarks, and emerge as the face of North India’s real estate boom!
A balanced view reflects both strengths and flaws. But like many he chooses to focus only on the bottom of barrel. Let’s break down his take:
1) Yes, Traders exist. And Vishal has rightly highlighted their modus operandi. But where my friend gets it wrong?
By painting the entire market with the same brush. Maybe purposefully by over exaggerating the roles traders play
The market clearly has 3 tiers of developers which see different level of complexities
This market is like equities it has large caps, mid caps, and yes, bhangar caps
You’ve got DLF, Godrej, Sobha, MaxEstates, Emaar, TARC, Eldeco, County, Experion with rock solid balance sheets, construction-linked plans, no freebies, no gimmicks
And then you’ve got Tier 2 and 3 developers who want to run a little too fast
But to lump them all together?
That’s like saying the entire stock market’s in crisis because a few small-cap operators blew up. Lazy narrative!
Traders could make 20-25% with top-tier developers, 60–70% with Tier 3 ones
But traders are part of every capital market. They seed liquidity. Take early risk. Bring velocity. Over-leverage? They get punished just like in equities, crypto, F&O!
And yes some are stuck now because prices aren’t running like 2022-24
Mumbai has traders. Bangalore has traders. Let’s not act like Gurgaon’s some outlier. Is Mumbai the holy grail of pure end-users? Please
2) And then there’s the familiar conjecture that Gurgaon’s market is on the verge of collapse!
Defaulting traders today aren’t stalling projects, post rera. They can be cancelled. Units can be resold. Builders aren’t at the mercy of flippers anymore
Yes they possess a significant risk and that’s why we continuously highlight the importance of paying a builder premium!
3) NCR’s inventory overhang is at its lowest. Even when prices are stabilising, absorption is staying strong. Why? Because this isn’t a market fuelled by sentiment alone. It’s fuelled by jobs.
Gurgaon has become North India’s employment engine GCCs, consulting giants, startups building the kind of employment base that creates real, sticky housing demand.
4) A key shift: North Indian buyers, traditionally focused on land and kothis, are now finally embracing large-sized, high-rise apartments at much larger scale. This is structural change.
5) One crucial difference between North And West:
In the North, a larger share of wealth flows into real estate over stocks. Property is the primary engine for portfolio growth here.
In the West, equities often take that role.
Neither approach is right or wrong it’s simply how wealth preferences have evolved.
And let’s not forget: this isn’t just trader money at play. A big part of this market is driven by families buying for legacy, for wealth preservation this is generational capital at work.
6) The current boom? It comes after a five-year lull where launches were scarce, projects got cleaned up, and the sector reset itself. This phase is creating infrastructure, jobs, and fulfilling pent-up end-user demand.
Could we see a correction? Sure. That’s how markets work. Could some traders burn their fingers? Of course. But a collapse?
Keep dreaming. Gurgaon has far more legs than some perma-bears are willing to admit.
Maybe what really stings is that another city is owning the spotlight in this real estate cycle.
Fear sells. Data builds portfolios. Pessimists sound smart. Optimists make money.
Vishal is doing what a good journalist does, sensationalise stories to make them go viral.
But for those of us actually in this market? We’re busy building portfolios. The city isn’t going anywhere. And neither is its story!
