CHANYEOL’s low rise building — a masterstoke despite the commercial district’s collapse
It has been revealed that the value of building near Ewha Womans Univ. Station in Mapogu, Seoul, which garnered attention after being purchased by Chanyeol, a member of the popular idol group EXO, has steadily increased despite the stagnant atmosphere of the surrounding commercial district.
According to the real estate industry on the 8th, Chanyeol purchased a building consisting of one basement floor and five above-ground floors, for 2.27 billion won in August 2019. At the time of purchase, he paid the full 1.7 billion won in cash, excluding a loan of 500 million won. Chanyeol still owns the property seven years after the purchase.
The building is located on the main road of Sinchon-ro, approximately 170 meters from Exit 5 of Ewha Womans Univ. Station on Subway Line 2. With a land area of 128㎡ (approx. 38.7 pyeong) and a total floor area of 299㎡ (approx. 90.4 pyeong), the price per pyeong (per 3.3㎡) based on land area at the time of purchase was approximately 58.6 million won, and the price per pyeong based on total floor area was approximately 25.1 million won. This building was previously traded for 1.59 billion won in 2013. This means Chanyeol acquired it at a price approximately 680 million won higher than it was six years ago.
Recently, concerns about a commercial slump have persisted in the Ewha Womans University and Sinchon areas, as vacancy rates have increased due to the downturn in the fashion and beauty sectors and changes in foot traffic around the university district. However, the building purchased by Chanyeol is maintaining a steady upward trend in market value despite these adverse conditions. Considering the current market value of land along the nearby main road of Sinchon-ro, the value of the building is estimated to exceed at least 3 billion won. This figure suggests that a capital gain of around 1 billion won can be expected in just seven years compared to the purchase price in 2019.
The primary reasons are undoubtedly the location and lease structure. Rather than being a retail space tucked away in an alley, the building is situated in a prime location right next to a subway station on the main Sinchon-ro street. Furthermore, instead of volatile general restaurants or clothing stores, the entire building is primarily occupied by offices. New apartment complexes such as Mapo The Classy and Mapo Prestige Zai have also been built nearby.
In particular, Chanyeol’s purchase of this building draws attention as a stable investment strategy that minimized borrowing and heavily invested equity, rather than utilizing excessive leverage. At the time, the loan amounted to 500 million won, representing only about 22% of the purchase price. A real estate industry insider commented, "The key to a successful investment was eliminating the burden of financial costs by lowering the loan ratio to 20% and increasing the cash investment, instead of taking out an excessive loan, while selecting a main-road office location that remains stable even amidst changes in the commercial district."
