The new short-term rental policies in Austin are changing how people invest. The city’s moving toward tighter permitting, more transparency, and closer spacing limits for STRs. For some, that creates uncertainty. For others, opportunity.

In 2009, the Austin City Limits Festival was unforgettable, largely due to the infamous Dillo Dirt. Heavy rains turned Zilker Park into a mud pit, and because the park had been treated with Dillo Dirt—a compost made from yard trimmings and treated sewage sludge— yeah, you read that right… the mud had a particularly unique texture and smelled better than you’d expect. Thousands of festival-goers trudged through the slick mess, creating a scene that’s now etched in ACL history. Despite the chaos, it remains one of my favorite ACL experiences.
Photography has always been a passion of mine, especially the chance to freeze raw, unscripted moments like those at ACL 2009. There’s something powerful about documenting real experiences, and that weekend’s wild conditions made for some of the most authentic and memorable shots I’ve taken.
Looking back, it was messy, muddy, and chaotic, but that’s what made it magical!
