@drdagly Our understanding from discussions with municipal financial experts is that single family homes do not pay enough taxes to cover the infrastructure & services that benefit them.

Why? In our opinion:

They vote. If you want political power you cannot increase taxes on SF homes.

Overwhelmingly, we review and approve/disapprove development proposals with no financial analysis on tax payer pocketbooks.

#YEG has spent billions on LRT and public transit.

We then expect that the percentage of people using public transit (= mode share) has increased. We should have public data to confirm or deny this expectation.

@pathsforppl @keithgerein A great opportunity is the High Level Bridge. Instead of making a temporary detour with the Walterdale Bridge, make it permanent. There is room for two lanes in both directions. And the HLB becomes a modal filter.

And in some cases we can push car alternatives by:
1. Increasing bus/LRT frequency and capacity on alternative routes
2. Permanently closing some bridges, but leave them open to pedestrians, bikes, and buses.
