The new plan would cap annual rent increases for tenants of major landlords at 5%. Not only that, it would strip tax benefits from corporate landlords who fail to comply with the rule.

Biden is set to formally unveil the proposal in Nevada tomorrow, but the early reports are already spreading like wildfire. This is the kind of kitchen table policy that Democrats excel at.

The new measure would apply to landlords who own more than 50 units, which equates to roughly half of all rental properties in the country.

Crucially, the rule would not affect units that have not yet been built so as to not discourage new construction.

This is what real governing looks like. Donald Trump is offering nothing but hollow hatred and unpopular policies like an abortion ban. President Biden is offering real positive change.
