If you don't have the 20% down payment for a house, then house hack:

- Find a duplex that needs TLC
- Renovate for forced appreciation
- Live on one side
- Rent the other unit
- Build equity for a few years
- Use FHA mortgage 3.5% - 5% down
- Refinance, rinse, & repeat
