@CarlMuhlstein@arpitrage That’s not what this is. This is units who could be offered to anyone & who would have a long list of takers but where the legal rents are so low & cost to offer them so high that owners are choosing to let them sit as their best bad option.
@PlasticWig@DukeandDukeCB@leahfrombklyn They’re taking a loss of hundreds of $ every mo bc that’s their best financial move under the policy. Good policy encourages desirable behavior. We should want these rented, not sitting, esp in a housing shortage.
The policy needs to change.
@douglashanau@DavidFBrand You’re missing the point.
This is only the registered units, & available vacancy rate on pre-1974 RS units has been <1%. This is about the growing # of warehoused RS units. It’s going to get rapidly worse if it hasn’t already.
@mxtwix1@MatthewUSAF@micah_erfan Confirmed what?
Zohran promised free childcare. He & Hochul trumpeted universally affordable childcare. That’s not the same.
Rents keep going up, & the supply of rent stabilized units keeps shrinking. And how does it help to have a few affordable units most people can’t access?
@mxtwix1@MatthewUSAF@micah_erfan Where did I praise Trump?
Both Trump and Mamdani won in large part bc they talked about affordability, which matters to people. But in both cases, their actual policies make affordability a bigger problem than it already was.
@40thforward Would’ve been pretty easy to support the Bears building their own stadium at Arlington Park. Govt officials decided not to. Simple as that.
@CyberDivergent@Gothamist Renovating requires $. Policy forces tenements to keep operating & actively discourages if not outright prevents renovation. That’s the reality in NYC. And some folks decide putting up with that is worth it to have relatively cheap housing in NYC.
Rent stabilization in action.
@RepCasar@SenSanders They’re moving to the burbs. They’re not changing markets. Shouldn’t have to sell a team for bc the city won’t give you a viable deal.
@mxtwix1@MatthewUSAF@micah_erfan Zohran promised free childcare. The pledge with Hochul isn’t that.
He stabilized rents? Really? Then how are we setting records every month for the highest rents in history?
Taking credit for the department that fixes potholes fixing potholes is taking care of infrastructure?
@mxtwix1@MatthewUSAF@micah_erfan No. They delayed facing the budget deficit, which will be an issue again next yr, bc of a state bailout & irresponsibly using better than expected pension fund returns to decrease those contributions.
What tax on the rich? A pied-a-terre tax on nonresidents that will raise ~0?
@CyberDivergent@Gothamist These are the units registered as vacant though I agree the total # of vacant units is likely well above this #. Also, you’re likely to see a lot more units go off the market with the challenge to vacancy controls currently in the courts.
@davidgarten@arpitrage That’s not what this is about at all. They fill extraordinarily quickly. This is about units not offered bc the rents owners are allowed to charge aren’t enough to justify the cost to offer them.
