This is only the registered units, & available vacancy rate on pre-1974 RS units has been <1%. This is about the growing # of warehoused RS units. It’s going to get rapidly worse if it hasn’t already.

Both Trump and Mamdani won in large part bc they talked about affordability, which matters to people. But in both cases, their actual policies make affordability a bigger problem than it already was.

What tax on the rich? A pied-a-terre tax on nonresidents that will raise ~0?
