@realEstateTrent Totally get this and it was a wild time. But what of the lenders on the owners of the properties? We found that owners were willing to help when they received help from their lenders. In instances where they didn’t it was a much more delicate situation.
A nice-looking strip mall is great for the investor, the tenants, and the community.
Locals drive by your property every day - why not make it inviting?
Create a space you'd be proud to take your family to visit. It's not that hard:
1) Paint - best ROI in real estate
2) Landscaping - makes the site pop right away
3) Lighting - easy fix, safety is a big deal
4) Tenant Mix - don't rent to just anyone - think through your decision. How will this tenant impact parking? Do you really want to put a tattoo shop next to a dentist? Co-tenancy is everything!
5) Stucco - much less expensive than you think - makes your property look brand new
6) Seating areas - a couple of strategically placed benches and tables can make a huge difference.
7) Signage - channel letters create a totally different look and feel than those cheap box signs.
8) Parking - the lifeblood of the strip mall. Incredible how many spaces you can often add by simply re-striping the lot and adding some compact spaces, per code.
9) Visibility - trim a tree a bit, remove a parking spot that's blocking the monument sign. What's the use of 40,000 cars driving by a pizza place if customers can't see it?
10) Garbage pick-ups and maintenance: Change the pickup frequency to 5 days a week from 3 days if you need to, and have your landscaper come as often as needed. This added cost is one of the best investments you can make.
Think of it as hosting a party where the entire community is invited - make it interesting and comfortable, and they will come!
It's the ultimate win-win.
