Last year, I did something I never expected to do. I became a lobbyist.
Not professionally, but I believed strongly enough in an issue that I found myself on @Amtrak to Washington more times than I can count.
The goal was simple to make 100% bonus depreciation permanent. Not temporary. Not phasing out. Permanent. Real estate projects can take three, four, sometimes five years and developers cannot plan around a benefit that might disappear.
Over the course of 50 to 75 meetings, I explained car wash economics to U.S. senators and took follow up calls while legislation was being written.
And it worked.
Less than a year later, we have already seen 300 to 400 projects come across our desks at @wearesurmount from developers ready to move because of it.

Lonnie expects 2026 to be another strong year for the CMBS market, driven largely by SASB deals. Issuance could well approach $130B again.
