You can’t get a $1 million mortgage if you make $100K/year.
You can’t get a $75K car loan if you make $35K/year.
The fact that you can get $250K in student loans for a college degree where you’re expected to earn $40K/year is unacceptable and a complete failure of US society.
We have 18 year old kids making financial decisions that all but guarantee a lifetime of economic insecurity.
These kids do not have the capacity to understand the implications of the debt they are taking on.
The corrupt university system has successfully convinced them going to college is the “smart thing to do” and that it will all work out.
These colleges should have to take the financial hit when they load up 18 years olds with hundreds of thousands of dollars in debt that basic math would tell you will never be repaid.
The federal government backstopping all these student loans does nothing but enable colleges to jack up their prices every year with zero accountability.
Shameful.
A 50-Year Mortgage would allow you to buy approximately 10% more house (or save about 10%) at the expense of nearly DOUBLING your payment schedule. There's no way that ends well.
A 50-year mortgage isn't worth it and won't add much benefit since your mortgage interest is front-loaded. Homeowners will have very little, if any equity by the time they sell (homeowners keep their home an average of 11.8 years). It sounds good on paper, but financially, it makes very little sense.
Instead, here's what would make a real difference:
1. Increase capital gains exclusion to $1M married filing jointly, and increase it every year with CPI. This will incentivize more sellers to finally let go of their home.
2. Allow you to take your existing mortgage with you to the next home, as long as you're "Trading Up," opening up lower-priced inventory.
3. Allow people to write off the first $1.5M worth of mortgage interest, instead of $750,000, for new mortgages as of 2026.
This would help unlock way more inventory. Follow for more random thoughts.
🧵🧵DOGE - A Lawyer’s Perspective on the @elonmusk@realDonaldTrump Policy Centerpiece
I inherently do not trust the media so I decided to look into DOGE myself and see what is under the hood. Initially I was quite concerned about the legality of a “new agency” created by executive order but that - just like everything else - is a lie put out by the mainstream. The order is here and the thread is below:
@VigilantFox
Eliminate the IRS - Flat tax on purchases. Make America the World’s Tax Haven.
No tax on personal income, corporate income, capital gains, interest earned, and no gift tax, inheritance tax, or death tax. No withholding - whatever you get paid you keep!
Our economy would boom! We would grow our economy by 10-12% a year, reduce our budget deficit & trillions of corporation’ dollars would come home.
Obviously, woke insanity hurt the Democrats in this election, particularly the trans kids stuff.
There are precisely two groups when it comes to trans activists: the ones pretending and the mentally ill. No sane person actually believes in any of it. No one believes I can become a woman anymore than I can become a tree.
A lot of people were willing to pretend, though, until it was being pushed on kids. That was too far for all honest, decent people.
However, when you see this being presented in the corporate media as the reason that Dems lost, it’s nothing more than an obvious limited hangout.
They will throw the woke stuff under the bus because it’s ridiculous but, remember, all of that stuff was always just a distraction that they pushed to avoid a conversation about the real reason why Trump won twice, that will never come up in any of their postmortems:
The widespread, evil, corruption that permeates all American institutions. The entire US system is rigged against the American people on behalf of a tiny powerful group and the media are their hired professional liars, whose role it is to protect those powerful interests. People finally woke up to this (no pun intended). Discuss that, CNN.
